Joy ADUs differ from other ADU builders in the following ways:

No upfront costs! We meet with you in person at your home. We already know before we come out that your property qualifies for an ADU. We can tell by understanding the new building laws and public satellite maps. 

YOU MAY NOT NEED AN ELECTRICAL Panel Upgrade! I see other ADU builders charging $7,500 for an electrical panel upgrade when California laws require solar electric panels on an ADU. Plus, I upgraded my 90-year-old electrical panel for a spa. My new panel including 220 cost $5,000 in 2022, not $7,500. Supporting the environment, California Law mandates Solar Panels for ADUs and no natural gas. 

With JOY ADU, you will not need a crane or to move utility lines. We prebuild your walls and roof offsite. I designed these homes to be carried in through tight small sideyards.

Our architect Evan Fisher, AIA graduated from Harvard. His last home in California sold for $24,000 Million. I taught Design Psychology and help with floorplans for your site and make sure your design is human-scale. There is a difference between our designs and cookie-cutter box homes. (Yes, Evan is my son. I brag about my super.)

CALIFORNIA HOUSING CRISIS? YES, NO?

Near 100,000 Californians face homelessness every single day.

California needs from 1.5 to 2 million NEW housing units to catch up with the demand.

Realtors report the median California home price exceeds $800,000.

People need housing, and homeowners need income to offset mortgage payments.

Seniors can borrow low-interest money without payments to build a backyard home for additional income.

Backyard homes, called Accessory Dwelling Units, ADUs, don’t have the exact Building Permit requirements as traditional homes. California laws require cities to expedite ADU building permits with affordable building permit fees.

Check out AirBnB nightly rentals. In my area, one-bedroom Guest Houses rent for $200 a night. Typical AirBnBs book 15 nights a month. That's $3,000. Did you know that AirBnBs charge more than the nightly rate? They add on cleaning charges.
